While the wider insurance discussion often focuses on homes and commercial buildings, the same pressure points can be even more complex on rural properties because assets are spread out, specialist equipment is involved and local contractor availability may be limited.

For farmers, the issue is not simply whether a policy responds after a storm, fire, flood or impact event. It is also whether the farm can document the loss clearly, secure assessments quickly and get repairs completed before the next operational deadline. A machinery shed needed before harvest, fencing needed for livestock containment or pumps needed for irrigation cannot always wait comfortably in a long repair queue.

Repair capacity can be affected by several overlapping factors: regional labour shortages, rising material costs, transport delays, specialist parts availability and spikes in demand after widespread natural disasters. When many properties in a district are damaged at once, the strain on builders, electricians, fencing contractors, machinery repairers and assessors can become significant. That makes preparation before an event just as important as the claim response afterwards.

A practical starting point is to keep asset records current. Photos, serial numbers, invoices, maintenance records and updated inventories can reduce uncertainty when lodging a claim. Farmers should also estimate replacement values regularly, because yesterday’s machinery, shed or fencing cost may not reflect today’s rebuild price. This is particularly important where freight, installation and commissioning costs have changed.

The warning also reinforces the risk of underinsurance. If sums insured are too low, a farmer may face a shortfall at precisely the time repair costs are inflated and contractors are stretched. Even where a claim is accepted, inadequate limits, sub-limits or exclusions can leave key parts of the recovery unfunded.

Farm owners may want to review the following before the next storm or fire season:

  • Whether buildings, fencing, tanks, yards, pumps, grain storage and machinery are listed accurately.
  • Whether flood, accidental damage, breakdown or business interruption cover is included or optional.
  • Whether policy limits reflect current replacement, transport and installation costs.
  • What evidence the insurer will expect if a claim involves older assets or second-hand machinery.
  • How quickly temporary repairs can be authorised to prevent further loss.

The key message is that claims readiness is part of farm resilience. Insurance is most effective when policy settings, asset records and recovery plans are kept up to date before the weather turns.
