Underinsurance is again emerging as a practical concern for Australian households and small businesses, as higher rebuilding costs, replacement expenses and insurance premiums make it harder to maintain adequate cover.
Recent consumer and industry commentary has highlighted a familiar problem: many policyholders focus on the premium they can afford now, but pay less attention to whether their sum insured would be enough after a major loss.

A policy that looked reasonable a few years ago may no longer reflect current labour rates, materials costs, freight delays or the price of replacing specialised items. For small business owners, this can be especially serious because a shortfall after a fire, theft or storm may affect both assets and income.

The affordability squeeze makes the decision more difficult. Increasing an insured value can lift premiums, while reducing cover can create a larger exposure at claim time. That trade-off is why customers should be cautious about choosing cover based only on the cheapest renewal notice. A lower premium may come with higher excesses, tighter limits, exclusions or sub-limits that only become obvious when a claim is assessed.

A useful first step is to review policy schedules line by line before renewal. Check whether the building, contents, stock, tools and interruption figures still make sense. Where values are uncertain, it may help to estimate realistic replacement costs before comparing policy options. Business owners should also consider whether peak stock periods, new equipment, renovations, leases or contract obligations have changed their risk profile.

This is also an area where professional guidance can be valuable. A licensed insurance broker may help explain policy limits, identify gaps between similar-looking products and clarify how co-insurance or average clauses may affect a claim. They can also help customers understand which risks are insurable, which require separate cover, and which may be better managed through risk reduction.

The broader message is simple: insurance affordability matters, but adequacy matters too. Policyholders do not need to over-insure every item, but they should avoid relying on old estimates or automatic indexation alone. With costs still shifting, renewal season is a timely opportunity to test whether cover reflects today's replacement reality rather than yesterday's budget.
